First Impressions: Preparing Your Home for a Showing to Potential Homebuyers

You only have one chance to make a great first impression!  Here are some simple ways to maximize your home's appeal.


1)  Easily accessed homes that allow unrestricted showings have increased odds for a sale.  It is important to not limit showings, if possible. 


2)  Make sure that the approach into your home is as neat and appealing as possible.  Keep your grass cut and flower beds mulched.  Sweep all debris away from your walkway to the entry of your home.  Ensure your front door and windows are clean.  Add some flowers in pots and hanging baskets and purchase a new welcome mat to create an appealing entry!  


3)  In preparing the interior of your home for a showing, keep it bright with natural light from the windows and ensure all lights have working, bright, bulbs.  Open your heavy draperies and window shades during daylight hours.  Fresh paint, clean carpets, organized cabinets & closets, and removal of items that interrupt the flow of a room will all help present the home in the best light.


4)  Be aware of smells - try to open windows before a showing to circulate fresh air.  Eliminate pet odors - clean litter boxes, confine pets - some people may be allergic to them.  Take out the trash, too!  Odors can be an instant turn-off.


5) Clean your home!  The kitchen and bathroom should sparkle.  Beds should be made, bathroom towels should be folded, clothing picked up, waste baskets emptied and toilet seats should be down.  Pack away trinkets & knick-knacks and let your surfaces shine!


6)  And don't forget to add some simple, fresh, flowers to your kitchen table!  It is nice to see something fresh and alive!


7)  Vacate the property while it is being shown.
